How it works
Your project. Suitable introductions. Your choice.
Tell us about the work. We assess fit and discuss potential contractors. You approve each introduction, then deal directly with the contractor. Free for London homeowners.
Three steps, at your pace.
- 01
You tell us about the project
A few questions about what you’re planning, where the property is and what stage you’ve reached.
About five minutes. No account and nothing to pay. Where we have a cost model, you see an indicative range when you finish; other projects need a manual review for suitability.
- 02
We assess project fit
We review your scope, location, budget and timing before discussing potential contractors.
We contact you using your preferred method. Early ideas are welcome; you do not need drawings or planning permission to start.
- 03
Approve suitable introductions
When you want introductions, we can introduce up to three suitable contractors, subject to fit and availability, with your approval before each introduction.
They arrange visits and quote directly. You agree the price and contract with your chosen contractor. We track the outcome of our introduction; you decide whether to appoint anyone.
What your enquiry supports
- An indicative project budget
- An indicative range with assumptions where we have a cost model. Other projects are assessed by hand for suitability; no automatic budget is available.
- Your project’s fit
- We use your location, scope, budget and readiness to assess whether we can help with contractor introductions.
- Your approval first
- We discuss the intended contractor and what information would be shared before asking you to approve each introduction.
- Direct builder conversations
- Introduced contractors arrange visits and quotations directly with you. You decide whether to appoint anyone.
General guidance, not planning, structural, legal or tax advice, or a quantity surveyor’s report. Not sure about planning? Try the planning check.
Your project. Your choice.
We’ll discuss a contractor’s suitability and explain what information is available before you decide whether to accept an introduction. An introduction is not a certification or guarantee.
- We never sell your details.
- No calls from builders you didn’t ask for.
- No obligation to appoint a contractor.
You contract directly with your chosen contractor. They handle visits, quotations, pricing, the building contract, construction and aftercare. NxtFind provides introductions; we do not carry out building work or routinely manage your project or quotations. You can contact us about our introduction service.
How we get paid
Our project enquiry and introduction service is free for homeowners. Our proposed model is a success fee paid by a contractor if you appoint them following our introduction, subject to a separate written agreement with them. Our proposed fee is 3% (our proposed launch rate) of the agreed contract sum excluding VAT, plus any variations agreed in writing, subject to written terms agreed with the contractor before any introduction. You’re free to compare your options and decide whether to go ahead. We’ll explain the arrangement before any introduction.
Under the proposed terms, a fee is only earned if an introduced contractor wins the work and receives your deposit.

Questions people ask.
Is NxtFind really free?
Yes. Our project enquiry and introduction service is free for homeowners. Our proposed model is a success fee paid by a contractor if you appoint them following our introduction, subject to a separate written agreement with them. You are under no obligation to appoint anyone we introduce.
Doesn’t your fee end up in my quote?
Contractors set their own prices, and like any business they cover their costs, which can include our fee. Our proposed fee is 3% (our proposed launch rate) of the agreed contract sum excluding VAT, plus any variations agreed in writing, subject to a separate written agreement before introduction. Because it’s a percentage, a larger contract means a larger fee. You’re free to compare your options and decide whether to appoint anyone.
Do professionals get paid for referring me?
Professional referral commissions are currently paused. You can still register and refer clients without payment.
How accurate is the indicative budget?
It is a range, not a quote. We build it from published UK cost figures for the type, size, specification and location of project you describe, and we show you the assumptions behind it. It is there to tell you whether your budget is in the right territory before you spend money on drawings or take time off for site visits. Only a contractor who has seen your property and your drawings can give you a real price.
What if my project is only an idea at the moment?
Early ideas are welcome. Tell us what you know so far; drawings and planning permission are not required to submit an enquiry. Contractor introductions depend on fit, readiness and availability.
Do I have to use your contractors?
No. You can use the Project Review to sanity-check a budget or decide what to do next, and find a builder yourself. There is no obligation at any point and no penalty for going elsewhere.
Will every contractor quote exactly the same thing?
No. Contractors make their own judgements about scope, specification, exclusions and responsibilities. Ask them to price the same drawings and specification, and agree any differences directly. NxtFind does not manage quotations or negotiate prices for you.
Is this professional advice?
No. Our tools provide general guidance alongside the introduction service. They are not planning, structural, legal or tax advice, or a quantity surveyor’s report. Ask the relevant qualified professional about decisions affecting your property.
How do you check a contractor?
We’ll discuss a contractor’s suitability and explain what information is available before you decide whether to accept an introduction. An introduction is not a certification or guarantee.
Can you tell me if a quote is too expensive?
No. Contractors set their prices. Our limited Quote Check pilot offers general questions to raise, not a judgement that a price is right. General guidance, not a quantity surveyor’s report, valuation, or legal or structural advice. It is not a full technical or contract review.
Why is one quote so much higher than another?
There can be many reasons: different scope, specification, exclusions, allowances, programme or how the business is run. A higher price isn’t automatically worse value. Comparing the quotes helps you see where they differ and what’s worth asking about.
What if I already have quotes?
Tell us when you submit your project enquiry. If you want other builder options, we can assess whether suitable introductions are possible. Our separate Quote Check pilot offers limited general guidance; requesting introductions is optional.
Who do I sign a contract with?
You contract directly with your chosen contractor. They handle visits, quotations, pricing, the building contract, construction and aftercare. NxtFind provides introductions; we do not carry out building work or routinely manage your project or quotations. You can contact us about our introduction service.
Do you cover my area?
We serve London homeowners. Tell us where your project is. If we cannot help, we will say so.
What happens to my details?
They are stored so we can review your project and help you with it. Our service providers, such as hosting and email, process them for us. We only pass them to a contractor if you agree to an introduction. We never sell them. You can ask us to delete your information; our privacy notice explains your rights and when records may need to be retained.
